November Sales Meeting

Barbara Van Norman, Lead Area Sales Representative and New Home Counselor, provided an excellent catered luncheon for everyone. Agents toured the model. Barbara shared the features offered in Rivermist CENTEX Homes. She explained all the wonderful benefits of the community, such as, unique features of The Hills and The Arbor Communities, accessibility to centers of employment, shopping, dining, and entertainment venues. Excellent Luncheon and Great Homes, Way to Go Barbara!!

Kelea Piper, Marketing Representative and Counselor, briefed everyone on programs currently being offered by Champions School of Real Estate. She covered various venues, such as: specialty designations, broker licensing requirements, and continuing education. Very helpful information. Great Job and Thanks for Sharing Kelea!!

Nancy Janysek, Escrow Offer, Fidelity National Title, announced the merger of Alamo Title Company with Fidelity National Title. This merger will strengthen their network of offices around San Antonio. Nancy let the agents know of the many title services she offers exclusively to Team Northside. Do not hesitate to contact Nancy for matters related to listing properties. Fantastic and Thanks Nancy!!

Jim briefed attendees on Legal matters and how to avoid lawsuits. Current legal issues concerning Distressed Property Sales, Multiple Offers, Agency, and Commissions were discussed in depth. Attending agents are much better prepared to deal with these sensitive issues now.

Don’t forget, the FHA loan limit for San Antonio will decrease to $287,500.00 effective October 1, 2011. Important that you make note and inform any of your clients who are procrastinating on making an FHA offer.

Remember, you are in the “Relocation Business”. Be sure to let everyone you meet know, you are a “Relocation Specialist” who can help families, friends, acquaintances, and others, with Relocation Services regardless where they live or plan on moving around the globe. Remind them, your services are FREE. Outbound Referrals are an excellent source of added revenue for all Northsiders.

October Sales Meeting

Ruth Irizarry, Lead Area Sales Representative, and Robert Welch, New Home Counselor, provided an excellent luncheon for everyone. Agents toured the model. Ruth and Robert shared the features offered in KB Homes. The heating/cooling expenses are incredibly modest compared to other builders, especially the solar powered model. He explained all the wonderful benefits of the community, such as, unique features of La Fonda Community, accessibility to centers of employment, shopping, dining, and entertainment venues. Debbie Blackerby, CENTURY 21 Home Warranty, shared excellent ideas for ensuring your seller’s home is covered during the listing period without the advance commitment. Wonderful Information Debbie!!

September Sales Meeting

Albert Ytuarte, New Home Consultant, Armadillo Homes, provided an excellent luncheon for everyone. Agents toured the model. Albert shared the features offered in Armadillo Homes. Nancy Janysek, Fidelity National Title, participated in the Sales Meeting. Nancy share a recent experience where a FSBO seller did not provide the buyer a Seller’s Disclosure Notice until closing. Once the buyer read the disclosure, the buyer immediately terminated the contract. This seller may face legal problems as a result. Nancy also spoke on the importance of addresses for clients where Title Commitments can be mailed. Lack of timely receipt of the Title Commitment can be cause for buyers to terminate the contract. Nancy and Fidelity National Title is our company’s preferred title company. Rest assured, Nancy will continue to do the great work for our agents as she has done in the past. You Are Appreciated, Thanks Nancy!!

Jim briefed attendees on Legal matters dealing with the new Seller’s Disclosure Notice and Paragraph 6 of the Earnest Money Contract concerning timely delivery of the Title Commitment to the buyer. Be sure you have current and accurate addresses on your contracts for both the sellers and buyers.

Recently, I purchased a Mike Ferry Program entitled: “Prospecting for Buyers and Sellers”. My plan is to present the program to Northsiders later this month or in early October 2011. I will be conducting the program over a two (2) day period in the Training Room. Each session will be two (2) hours in length. The planned dates are either September 20 & 21 or October 11 & 12, 2011. If this interests you and if you are prepared to dedicate four (4) hours of your time, please send me an e-mail confirming your preference of dates no later than September 14, 2011. I hope this program inspires and motivates you to make Quarter 4/2011 your best quarter and propels you into a successful 2012.

Forum August 2011


The Forum provides for informal interaction among Associates, the Broker, and Business Partners on a wide range of topics and issues currently affecting themselves and the marketplace. The Forum is designed for you, the agent, to learn from industry experts and share ideas for increasing production and improving business practices.

Many topics, other than those shown in the agenda, were discussed. Really great ideas were shared for increasing production, enhancing customer interaction, increasing your Book of Business, ethics issues, legal issues, and best practices.

Nancy Corrigan, Academy Mortgage Corporation, provided a wonderful luncheon from "Grady's BBQ". Everyone truly enjoyed the meal. She briefed agents on current mortgage industry issues, USDA lending, FHA changes, and how the market has changed. Nancy discussed file scrutiny and regulation the lending industry is experiencing by regulators. She stated gifting by loan officers for placing loans is illegal and is an area of increased emphasis by regulators and deserves our concern and attention. Northside does not condone gifting between loan officers and producers and strongly discourages such activity. Fantastic Luncheon and Way to Go Nancy!!

Nancy Janysek and Shane Tokheim, Fidelity National Title, dropped in on The Forum. Their message was one of service to CENTURY 21 United-Northside agents and staff. This is the most highly qualified and agent centric Title Teams in San Antonio. Anything you need regarding property details you can obtain by simply placing the call to this team. Mark Castricone related his experiences of the past month regarding relationship building with the CSS staff. His insights were thoughtful and beneficial to everyone.
