Sharon Walker, Sales Consultant, David Weekly Homes, provided an excellent luncheon for everyone. Agents toured the model. Sharon shared the “Green” features offered in David Weekly Homes. The heating/cooling expenses are incredibly modest compared to other builders. She explained all the wonderful benefits of the community, such as, accessibility to centers of employment, shopping, dining, and entertainment venues. Several of our agents won $25.00 gift certificates. Wonderful Luncheon and Great Homes, Way to Go Sharon!!

Harley Walter, Texas Custom Credit Repair, LLC, provided a great report on the status of the buyer market. He shared statistics on “fall-out rates” of earnest money contracts failing to close. David briefed us on the variety of buyers in the marketplace today and how to recognize each. He actually does “repair credit” for clients with repairable credit reports. Don’t be fool by the many scams being offered. Great Information, Thanks David!!

Nancy Janysek and Lisa Baldaramos, Fidelity National Title, participated in the Sales Meeting. Nancy relocated to Fidelity from First American recently. She informed everyone that Fidelity actually has a better marketing plan than was available to her at First American. CENTURY 21 United-Northside welcomes Nancy and Fidelity National Title as our company’s preferred title company. Rest assured, Nancy will continue to do the great work for our agents as she has done in the past. Continued Shared Success, Thanks Nancy!!

Remember, the FHA loan limit for San Antonio will decrease to $287,500.00 effective October 1, 2011. Important that you make note and inform any of your clients who are procrastinating on making an FHA offer.

July Sales Meeting

Kristi Caskey, Sales Counselor, Sivage Homes, provided an excellent luncheon for everyone. Agents toured the model. Kristi and Greg explained all the wonderful benefits of the community, such as, accessibility to centers of employment, shopping, dining, and entertainment venues. Quick thinking by Greg Jones, Vice President of Sales & Marketing, saved the day ensuring a successful event for everyone involved in putting the Sales Meeting together. Ryan Nunn, New Home Specialist, shared information on other sites where Sivage is building and available homes. Everyone was surprised to hear that homes at Kristi’s location qualify for USDA no down payment lending programs even though the location is inside Loop 1604. Wonderful Luncheon and Great Homes. You Were Great Hosts. Way to Go Kristi, Greg, and Ryan!!

Sheila Knott, Recruiter & Office Manager, was recognized for her recent achievement. Sheila was recognized by CENTURY 21 Corporate as the “#1 Regional Recruiter of the Year” for our South Texas, South Louisiana Region. That is a significant milestone for any recruiter. Her persistent diligence is impressive. We are proud of you Sheila. CONGRATULATIONS, Way to Go Sheila!!

Legal update for the month was the letter from Rick Davidson, President & CEO CENTURY 21, regarding potential RESPA violations by charging clients transaction/administrative fees. As mentioned in my earlier e-mail notice and again at this meeting, it is my belief that charging such fees is improper and usury. Plaintiff attorneys are seeking a “class action suit” through fraud statutes against real estate companies that have charged such fees. It has been and continues to be Northside policy that our clients will not be charged such fees.

We had a great Sales Meeting. Everyone thoroughly enjoyed Kristi, Greg and Ryan and the hospitality everyone demonstrated.

June Forum 2011

Many topics, other than those shown in the agenda, were discussed. Really great ideas were shared for increasing production, enhancing customer interaction, increasing your Book of Business, ethics issues, legal issues, and best practices. Attached are a few photos for your enjoyment.

Walter Church, Attorney at Law, Law Offices of Walter Church, briefed everyone on unconventional financing options for distressed properties where sellers are upside down on their mortgages. Mr Church shared in detail the process of closing WRAP around transactions where the first lien is wrapped by a second inferior lien carried by the seller. Sellers whose mortgages are more than their home’s market value are potential candidates for this type of sale. Typically, these sellers cannot qualify for a short sale because of their favorable income and employment and thus have few options to foreclosure. The WRAP transaction might be an option for them to consider. Mr Church was accompanied by Kathleen Church, Attorney at Law, who assists at his Law Offices. Be sure to contact either one of these able attorneys should you or your customers need help legal counsel on real estate issues. Great Information, Many Thanks Mr Church!!

Kim Kelman, Wells Fargo Home Mortgage (WFHM), briefed everyone on the Wells Fargo Reciprocation Program. Kim wants to become your first choice in loan officers. This program offers our agents another opportunity and source for buyer and seller leads in addition to the venues already available through our company. Reciprocation means it is incumbent upon you, our agent, to refer buyers you secure from our company and other sources to WFHM, specifically to Kim. Kim met with a number of our agents after The Forum and set up a Bank Days Program for July 15, 2011. Fantastic and Way to Go Kim!!

Patrick, Nancy, and Kristi, First American Title, dropped in on The Forum. Their message was on of service to CENTURY 21 United-Northside agents and staff. This is the most highly qualified and agent centric Title Teams in San Antonio. Anything you need regarding property details you can obtain by simply placing the call to this team. June Sales Meeting

Cynthia Hinman, Sales Counselor, Woodside Homes, provided an excellent luncheon for everyone. Agents toured the model. Afterwards, Cynthia took us on a tour of one of her spec homes. She explained all the wonderful benefits of the community, such as, accessibility to centers of employment, shopping, dining, and entertainment venues. She also mentioned the opportunity for our agents to win an I pod when they sell a Woodside Home. Wonderful Luncheon and Great Homes, Way to Go Cynthia!!

The Forum provides for informal interaction among Associates, the Broker, and Business Partners on a wide range of topics and issues currently affecting themselves and the marketplace. The Forum is designed for you, the agent, to share ideas for increasing production and improving business practices.

Daismara Torres, Wells Fargo Home Mortgage (WFHM), briefed everyone on Wells Fargo’s FHA 203K program for owner occupied purchases. She also covered Wells Fargo’s Conventional program for investors desiring to purchase investment properties. Both of these programs can be excellent sources for potential buyers. Investors looking to take advantage of our depressed prices will see this as a “golden parachute.” Great Information & Way to Go Daismara!!

Jim briefed The Forum on enhancements being explored to make our Phone Duty Program productive. The consistency in handling of incoming calls by company employees appears to be making a positive difference in leads capture and conversion. We will again review the progress and results of the new approach at our Monthly Sales Meeting on June 4, 2011. Once we have a full month of data to examine we will be in a better position to know where to take the program next for the greatest return.

April Sales Meeting

Ted Acuna, CENTEX @ Travis Ridge, Alamo Ranch, sponsored the Sales Meeting luncheon. “Jason’s Deli” sandwiches with all the fixings were delicious. Ted briefed all the agents on the new CENTEX initiative and homes under construction and price points. He also mentioned the PULTE Homes has a number of homes currently available. The Travis Ridge development is an especially attractive price point for San Antonio. A number of our buyers fall into this price point, so take advantage of this newly gained information. Geoffrey Handler, Texas Custom Credit Repair, LLC, briefed everyone on their company and their credit repair process. Be sure to let your customers know about their guarantee of credit repair or refund. This is a valuable service many of your customers should be taking advantage of. So, remember to refer those customers to Geoffrey or David for credit repair counseling. Valuable Service Geoffrey, You Are Appreciated!!

Daismara Torres, WFHM Loan Officer, expressed her appreciation for the opportunity of assisting Team Northside with customers needing mortgage loans. She willingly offers her assistance at “unconventional” times, such as, weekends and nights. Anna Uriegas gave a testimonial for Dasimara. Dasimara answered the phone last evening at 10:30 PM to assist an agent and a customer with a loan—Wow that’s service! We discovered that Daismara was a licensed Realtor and practiced real estate most recently. So, she really understand your trials and tribulations. Check her out on your next loan.
