Forum - September 2010!
The Forum provides an informal setting that allows personal an informal interaction among the Associates, the Broker, and Affiliates. Matters discussed are wide ranging and relate to topics and issues currently affecting them, the company, the real estate community and/or the marketplace. Many topics other than those shown in the agenda were discussed. Really good ideas were shared for increasing production, enhancing customer interaction, increasing agent’s Book of Business, ethics issues, legal issues, and best practices.
Patrick Conway with First American Title Company presented agents with a look into "Strategic Markets". He gave some tips and insight of how Century 21 United Northside can
capture cultural (Hispanic & Asian) markets in BEXAR county! Thank you Patrick!!

Economic Outlook for Texas - 2010
An excellent article was sent to Century 21 United Northside today from the Texas Comptroller and Team Northside will be better informed about our economy and housing outlook upon reading said article.
In short, the Comptrollers Economic Outlook reveals in the first 7 months of 2010 “nonfarm” jobs increased by 181,500 jobs. This represents a whooping 28% of the nation’s total “nonfarm” job growth and 3 times the national average. Multi-family building permits rose from 1,399 to 1,941. This signals further population growth. Many of these apartment dwellers will be looking to buy once they get a job. Remember, job and population growth generates housing demand.
Existing home sales in Texas was down 25.4% in July 2010, which most felt the effect of. Remember, with C21 United Northside's incredibly low interest rates this information confirms we have a “perfect storm” at hand. No better time for sellers to sell and buyers to buy—sell high/buy low!

A Message from Jim: CARAVANS ARE ESSENTIAL!
Yesterday, Agent Anna Uriegas presented a beautiful property for caravan. It is a great value and very nice property—one which is sure to generated activity on the Phone Duty Program.
Five agents, not including Anna, showed up and participated. John Sanchez, Anna Lomas, Christine Hagendorf, Byron Pierce, and Randy Pereira. Inevitably, the duty call will come in and these agents will be able to sell these properties and close for the appointment with their “new product knowledge”.
Knowing the inventory is essential in sales—you must know your product to sell it. Do you know our inventory? Participate in our CARAVANS—become knowledgeable about our inventory.

Sales Meeting September 2010
Wells Fargo Loan Officers, Jerome and Jeremy introduced a new member of their team, Harsch Oza. Harsch will be working with our team to close loans. These are full-time loan officers and available to assist you at any time at this office. Jerome shared information on some of the market conditions we are experiencing in Real Estate. Here at Team Northside we provide our agents with Phone Duty shifts to help them gain potential clients by answering incoming calls and inquries on certain listings or properties. New agent, Christine Hagendorf shared her recent Phone Duty experiences in listing a $900,000.00 commercial property last week. Just yesterday, Christine secured two more listings and a buyer transaction from phone duty. Phone Duty is an excellent source for business. Way to Go Christine!!
