Forum - October 20, 2010

Century 21 United Northside's Broker-Agent Forum provides an informal setting that allows personal an informal interaction among the Associates, the Broker, and Affiliates. Matters discussed are wide ranging and relate to topics and issues currently affecting them, the company, the real estate community and/or the marketplace. Many topics other than those shown in the agenda were discussed. Really good ideas were shared for increasing production, enhancing customer interaction, increasing agent’s Book of Business, ethics issues, legal issues, and best practices.

Wells Fargo Home Mortgage's Jerome Schneider offered to provide Northsiders a FREE 3-hour MCE approved training program courtesy of WFHM on credit, credit scoring, credit scoring formula, etc.., to be conducted specifically for our office. What a great opportunity and relationship!!!

Kim, Jerome and Jeremy (WFHM) attended The Forum. Kim briefed on the San Antonio Housing & Neighborhood Services Department Homeownership Incentive Programs (HIP) for both veteran and non-veteran first time home buyers. The veteran program provides up to $15,000.00 in down payment and closing cost assistance and the loan is forgivable. The non-veteran program provides up to $12,000.00 in down payment and closing cost assistance and the loan is payable over long and liberal terms. Both of these programs are ideal for lower income buyers. Be sure to contact Kim for more details and to qualify your clients. Remember these Home Mortgage Consultants are in-office 4 days a week to assist Team Northside.

Jerome briefed the Forum on foreclosures and their impact locally. He also covered the FICA scoring issues related to loan approvals. WFHM will underwrite loans when the borrowers FICA score is as low as 600. Now that is competitive. Be sure to get a quote from WFHM for you buyer loans.

It was announced that the $249.00 registration fee has been waived to attend the CENTURY 21 Commercial Conference being held at Bally’s in Las Vegas, November 1-3, 2010. Flights are cheap and room rates in Vegas have never been lower. It will be a great opportunity to get a Commercial Certification.

Leads and leads generation was discussed. The company generates literally hundreds of leads monthly through Leadrouter, Phone Duty Program, CARTUS Corporate Referrals, Company-to-Company Referrals, In-house Referrals, Century21.com and Century21.com feeds through some 300+ sites such as Google, Trulia, Zillow, Yahoo, and Homefinder. The question presented at The Forum: “What are you doing to produce leads.” Some generate leads from personal websites, prospecting by phone, prospecting door-to-door, networking, wearing the Gold Coat, wearing the Century 21 name badge, Open Houses, and some purchase leads over the web. Remember, you can have your personal website FREE at “My C21 Site”. You can IDX the site or you can tie the site to your personal website. Most important, you can drive leads from Century21.com directly to your “My C21 Site”. Consider your options, but do something. Doing nothing to generate leads is not an option.

The gourmet baked potato luncheon provided by the CENTURY 21 United-Northside staff was delicious. Everyone had their fill. Afterwards all departed for the caravan of new listings.
