"Realtor escapes robbery at luxury home" PLEASE READ!




On Christmas Eve, a female real estate agent was showing a man property in a gated community that features multimillion-dollar custom homes when the man beat her with a stick and demanded $4,000.


San Antonio-Express News reported that the man was driving the agent to a bank to withdraw the money when she escaped from the vehicle at a stoplight and got into another car.


Agents be extremely careful when showing properties. Please always be cautious of your surroundings. Call your office and let someone know you are showing a home. Be safe.

Third Quarter Marketing Report


Building on our 2010 momentum, CENTURY 21® marketing efforts saw big impressions in social media and PR channels through our 21st Century Child Campaign. Online advertising continues to make an impact—driving visitors to century21.com. Twitter followers are outpacing both ReMax and Coldwell Banker!


Century 21 has 3 Marketing Goals every quarter:

2. Generate Consumer Leads
3. Deliver Superior Productivity Tools


So far, we can see an increase in our social-online presence and impressions are up! The new "C21 Social" tab on century21.com provides visitors with direct social networking access and builds brand exposure effectively. We have seen impressions and leads grow exponentially since 2009 and we can only see higher numbers in Century 21's future. Century 21's National Advertising/PR and Marketing tactics are generating more followers and more brand awareness than other real estate companies this quarter. Commercial Real Estate in San Antonio Improving


According to the San Antonio Business Journal, commercial real estate has improved drastically since 2009 in our large city. The numbers for the amount of leased space in 2010 may top historical averages and it's amazing what a differencea year can make. Reporter, Tricia Lynn Silva from SA's bizjournal stated that San Antonio's market is on track to absorb some 800,000 square feet of office space by the close of 2010.

"Absorption", of course, is the net amount of space lease in the market in a given time. 800,000 square feet by the end of 2010? Imagine what 2011 will bring to the commercial real estate market in San Antonio!

Compared to 2009's unimpressive numbers, 2010 has been kind to San Antonio's commercial real estate market. Read more about the improvements HERE

"The forms, they are a changin"


Recently, it was announced that the Texas Real Estate Commission has adopted a "slew of changes to the contract used by the vast majority of homebuyers and sellers." In Marty Kramer's article on TexasRealEstate.com, he explains how the contracts have grown and who is responsible for keeping track. These changes are expected to become mandatory by March 1, 2011. Texas REALTORS® must study and adapt themselves to the new forms come Spring.

TEAM NORTHSIDE SALES MEETING @ DR HORTON ALAMO RANCH, NOVEMBER 10, 2010!!!

Len Carlton and Juan Aguirre, D.R. Horton Sales Counselors, sponsored this months CENTURY 21 United-Northside Sales Meeting at their models in Alamo Ranch. They had a delicious luncheon prepared and served by delightful hosts. Len and Juan sell different price ranges. After touring the models, we were briefed on the various price ranges, models, and locations. Everyone agreed, D.R. Horton has outstanding product and value. I’m sure Team Northside agents will sell more D.R. Horton homes in the future.

Century 21 United Northside welcomed new agents Timothy and Sonia Bray to Team Northside with open arms! These agents are already trained in C21 Leadrouter and are continuing to get the best training and knowledge from Jim Faulkner and his staff.

Jim Faulkner recognized Agents John Sanchez and Carolina Garcia for being top producing agents in October 2010! Way to go John and Carolina! Keep those numbers up!

Jim Faulkner also recognized a few agents for their outstanding scored on the Quality Service Surveys! Agents Mark Castricone, Nieves Arredondo and John Sanchez were praised for their fantastic services! Also, Jim gave kudos and recognition to Agents Anna Uriegas, John Sanchez and David Sawyer for great customer testimonials and participation in Century 21 events!

Don Gonzalez, Branch Manager,Wells Fargo Home Loan and team members Kim Kelman, Jerome Schneider, and Jeremy McCune briefed at the meeting. They spoke on the Wells Fargo’s seasoning program, the Homeowners Incentive Program (HIP), scenario of 2 FHA loans, Spooktacular event, and Wells Fargo/CENTURY 21 United-Northside Partnership program. Very informative and very important information for Realtors be aware of. Thanks WFHM Team, We Appreciate You!!

Maurice Mendoza, Owner, M&D Financial Services, and team members Louis Alvarado and Harley Walters, briefed everyone on credit repair. They shared statistics on credit repair and how they are able to help potential buyers improve their credit scores. It was clear, using this team will ensure your customers needing credit repair assistance will be able to buy. So, rather than turn away potential customers because of credit issues refer them to M&D Financial Services. This team will be back at CENTURY 21 United-Northside at our Monthly Forum, December 15, 2010 for a more indepth look at credit repair. Valuable Services, Thanks for Sharing!

Competition has been keen for the “Rock Star of the Quarter” award. The winning agent will be awarded a glamorous Night for Two Downtown. Several agents where close this past quarter. DURING THE HOLIDAY SEASON 2010


1. People who shop for a home during the Holidays are more serious buyers!

2. Serious buyers have fewer homes to choose from during the Holidays. Less competition means more money for you!

3. Houses show better when decorated for the Holidays!

4. Buyers are more emotional during the Holidays, so they are more likely to pay your price!

5. Buyers have more time to look for a home during the Holidays than they do during the working week!

6. Some people must buy before the end of the year for tax reasons!

7. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until Spring to buy, you must be on the market now to capture that market!

8. You can still be on the market, but you have the option to restrict showings during the six or seven days during the Holidays!

Forum - October 20, 2010

Century 21 United Northside's Broker-Agent Forum provides an informal setting that allows personal an informal interaction among the Associates, the Broker, and Affiliates. Matters discussed are wide ranging and relate to topics and issues currently affecting them, the company, the real estate community and/or the marketplace. Many topics other than those shown in the agenda were discussed. Really good ideas were shared for increasing production, enhancing customer interaction, increasing agent’s Book of Business, ethics issues, legal issues, and best practices.

Agent Nieves Arredondo was recognized for her outstanding Quality Service Survey! Way to go Nieves!

Wells Fargo Home Mortgage's Jerome Schneider offered to provide Northsiders a FREE 3-hour MCE approved training program courtesy of WFHM on credit, credit scoring, credit scoring formula, etc.., to be conducted specifically for our office. What a great opportunity and relationship!!!

Kim, Jerome and Jeremy (WFHM) attended The Forum. Kim briefed on the San Antonio Housing & Neighborhood Services Department Homeownership Incentive Programs (HIP) for both veteran and non-veteran first time home buyers. The veteran program provides up to $15,000.00 in down payment and closing cost assistance and the loan is forgivable. The non-veteran program provides up to $12,000.00 in down payment and closing cost assistance and the loan is payable over long and liberal terms. Both of these programs are ideal for lower income buyers. Be sure to contact Kim for more details and to qualify your clients. Remember these Home Mortgage Consultants are in-office 4 days a week to assist Team Northside.

Jerome briefed the Forum on foreclosures and their impact locally. He also covered the FICA scoring issues related to loan approvals. WFHM will underwrite loans when the borrowers FICA score is as low as 600. Now that is competitive. Be sure to get a quote from WFHM for you buyer loans.

It was announced that the $249.00 registration fee has been waived to attend the CENTURY 21 Commercial Conference being held at Bally’s in Las Vegas, November 1-3, 2010. Flights are cheap and room rates in Vegas have never been lower. It will be a great opportunity to get a Commercial Certification.

Leads and leads generation was discussed. The company generates literally hundreds of leads monthly through Leadrouter, Phone Duty Program, CARTUS Corporate Referrals, Company-to-Company Referrals, In-house Referrals, Century21.com and Century21.com feeds through some 300+ sites such as Google, Trulia, Zillow, Yahoo, and Homefinder. The question presented at The Forum: “What are you doing to produce leads.” Some generate leads from personal websites, prospecting by phone, prospecting door-to-door, networking, wearing the Gold Coat, wearing the Century 21 name badge, Open Houses, and some purchase leads over the web. Remember, you can have your personal website FREE at “My C21 Site”. You can IDX the site or you can tie the site to your personal website. Most important, you can drive leads from Century21.com directly to your “My C21 Site”. Consider your options, but do something. Doing nothing to generate leads is not an option.

The gourmet baked potato luncheon provided by the CENTURY 21 United-Northside staff was delicious. Everyone had their fill. Afterwards all departed for the caravan of new listings.
